The following identifies three levels of land use services that PRI offers:
Land Use Planning – “LUP”
We recommend this level of service for land use applications involving
partitions or small subdivisions.
Projects at the LUP level involve defined issues, direct application of
the underlying zoning code and an administrative-level land use approval
process all resulting in the ability to provide objective and timely project
completion. This is our most cost
effective service level (typically <$5,000 contract) with day-to-day
project management provided by our planning staff and weekly project oversight. Planning Resources
routinely receives preliminary plat approval for LUP projects within 4-5 months
of receipt of required application information.
Land Use Planning Expanded –
“LUP-Ex”
This service level is
recommended for land use applications that require in-depth land use planning
knowledge and experience. Planned Unit
Developments, Environmental Reviews, Comprehensive Plan Map Amendments and
Conditional Use Permits are examples of LUP-Ex level projects. These projects involve more complex site
planning issues in which the land use approval process is likely to involve
public hearings and extensive public and government contacts. The outcome of these projects can vary
considerably, and undefined factors such as zoning interpretations and code
variances often arise. In addition to
the services provided at LUP contract level, a senior planner is assigned to
these projects with the knowledge and experience to achieve the best outcome
possible.
Land Use Consulting – “LUC”
Certain land use
goals require a high level of planning involvement and may have little chance
for success without extensive planning knowledge, experience, ability and contacts. This service level provides the same planning
services as the above levels complemented by direct principal level planning
consultation. These projects can vary
greatly in scope and may involve longer timelines to achieve desired
outcomes. In addition to the services
listed below, the LUC contract may involve such issues as easement or boundary
line negotiations, policy level contacts with governmental staff or elected
officials, or zoning code text amendment applications.
